As a leading private equity player in the emerging markets with a strong local presence, Actis is well practised to invest in the real estate sector. Rapidly growing markets, a low stock of institutional grade properties and high initial yields with scope for compression, combine to form a compelling investment case.

 

In 2006 we raised our first dedicated private equity real estate fund for sub-Saharan Africa. In the last five years we have committed to developments totalling over 125,000 million square feet of retail and office space in Lagos, Accra, Nairobi and Dar es Salaam and Mauritius. Our tenants include many of the leading companies in Africa such as Shoprite, Massmart, Nu-Metro, Barclays and Nakumat.

 

Our teams of experienced real estate and private equity professionals are based in Johannesburg, Lagos and London and work closely with our teams of investment professionals in the four other Actis offices in Africa. We typically invest between US$15m and US$30m of equity capital in office, residential, retail, hotel and industrial space either at the project or corporate level. While the main opportunity in the emerging markets is of a development nature, Actis will also acquire assets with repositioning potential.

 

In line with Actis's overall investment approach, we place considerable emphasis on sustainable development – not only with respect to energy efficiency and other aspects of building design and construction, but we also strive to build quality developments that endure and improve the quality of life of those communities they touch.
