Brian Chinappi, Global Head of Real Estate and Data Centers at Actis, joined Money FM 89.3 in Singapore to discuss where capital is flowing across Asia’s evolving real assets landscape and the growing opportunity in new economy real estate.

In the interview, Brian explores the rise of infrastructure-like new economy real estate across Asia, encompassing assets such as data centers, life sciences laboratories and industrial facilities. He notes that these opportunities are not confined to gateway cities but are emerging across a broad range of hubs and markets throughout the region.

Brian sets out why data centers represent a particularly large and near-term opportunity. He believes that Asia remains behind on the digitalisation adoption curve – both for AI infrastructure and foundational cloud capacity – yet the investment case does not rest on AI demand alone, with data centers continuing to be leased irrespective of AI-driven requirements. Within this space, he highlights that low-latency facilities located close to cities and population hubs carry a more durable and lower-risk profile.

The interview concludes with Brian’s view on what it takes to succeed in the data centre sector: mastering three critical skillsets spanning energy, real estate and technology. Investors and developers who can navigate and manage these bottlenecks, he argues, will be best positioned to win.
