In a recent roundtable with Institutional Real Estate, Inc., Scott Choi, Managing Director, Real Estate & Data Centre at Actis, shared his perspective on how capital is flowing into new-economy assets such as data centres, logistics, and life sciences.
Scott noted that he is seeing strong demand from hyperscalers which is fueling rapid growth in data centres, supported by Korea’s advanced digital infrastructure. At the same time, power constraints in Seoul present challenges but also create barriers to entry, rewarding early movers with secured land and grid connections. Beyond digital, we believe life sciences and logistics real estate are also emerging as attractive investment areas as Korea positions itself for the next phase of growth.
As Scott emphasised, success in this market will increasingly depend on combining energy and infrastructure expertise with real estate capabilities, a differentiator that aligns with Actis’ strategy across growth markets.
